New Residential Development, Niederau (Tyrol, Austria)
In the Niederau district of Wildschönau, Tyrol, Tirolia Immowelt GmbH is constructing a modern residential complex with 36 units. Due to the sloping topography and the planned partial basement, a special foundation solution was required.
The geotechnical investigation revealed alternating layers of silt, sand, gravel, and some peat, with limited bearing capacity and organic interlayers. Therefore, a conventional shallow foundation was not permissible. An early deep foundation concept was developed to ensure reliable load transfer via a rigid floor slab.
For the “Hochquartier Niederau” project, approximately 335 grouted ductile driven piles of types TRM 170/9.0 and TRM 118/7.5 were installed. The piles reliably transfer the building loads into load-bearing gravel layers at depths of up to 10 meters. The design load reaches up to 780 kN per pile.
Thanks to the flexible application and high efficiency of the TRM pile systems, an economical and technically secure implementation was ensured. Execution is carried out by Hollaus Bau GmbH, based on the design by the Private Geotechnical Institute. Completion of the complex is scheduled for autumn 2025, with a total construction period of about one year.
